A clearer picture of the cash you need before you get the keys.
The down payment is the amount you put toward the purchase price. Your total cash to close can also include lender and settlement charges, prepaid expenses, and initial escrow deposits. Credits and deposits you have already paid can change what is due.
Ask for an itemized estimate early, then review your Loan Estimate and Closing Disclosure with your lender. Separately, leave room for moving, repairs, and a cash cushion. The useful question is not just “What is the smallest down payment?” It is “What will I need, and what will I have left?”
